Homes Tasmania – Penguin a place for everyone

By Eleri Morgan-Thomas CEO Homes Tasmania

Penguin is without a doubt one of the most beautiful places to live in Tasmania.

Homes Tasmania wants to provide places to live at 1 Ironcliffe Road that will meet the changing needs of current residents, provide options for key workers that are delivering essential services on the Coast and provide affordable options so that Penguin is a place for everyone.

In the first round of consultation on its draft master plan, Homes Tasmania received feedback from 211 community members including 121 people who registered attendance at the August drop-in session. This feedback was supportive of affordable and social housing in Penguin and provided some constructive input on the proposed design.

We are now working through this feedback and will review and update the draft master plan for further consultation early in 2025.

There are several core elements to Homes Tasmania’s residential developments.

Around 85 per cent of lots in our developments are made available on the private market for home ownership.

Homes Tasmania wants to see more Tasmanians buy their own home and the Tasmanian Government’s MyHome shared equity program is making that possible for hundreds of home buyers.

Homes Tasmania retains the remaining lots for future social and affordable rental homes. This is housing available to Tasmanians on low to moderate incomes and ensures diverse and inclusive communities.

To improve Tasmania’s housing challenges and keep pace with population projections, we need to also deliver different types of housing.

Household size is shrinking, increasing the need for small homes for smaller families and older Tasmanians looking to downsize from their family home.

Stand-alone homes are contributing to reduced affordability, urban sprawl, higher infrastructure costs and demand for services.

That’s why Homes Tasmania is focused on delivering more medium-density developments to improve accessibility to amenities, provide affordability and accommodate the diverse needs of Tasmania’s changing population.

Homes Tasmania can deliver a mixed tenure residential development that can address these housing needs and improve affordability in Penguin.
