Building Inspections Can Make or Break a Sale

Having spent almost 15 years selling property in Queensland, the inclusion of a building inspection clause into any sale contract was basically automatic because of the threat of the dreaded termite.

Here in Tasmania, termites don’t exist and not that long ago, local buyers were a bit ‘it doesn’t really matter’ about getting a building inspection on the home they were keen on.

Now that has changed. Nearly ALL buyers want a professional inspector to check out the property as part of the contract conditions.

When listing a home for sale, one of my most important questions to the owners is, “Are you aware of any structural issues with your home that a building inspector may discover?”

If your agent is aware of any issues, they can inform the buyer or buyers who are interested so there are no ‘surprises’ when the building inspector comes around.

My strong advice to anyone thinking about selling, is to consider having a pre-sale building inspection done so you can deal with anything that needs immediate attention and knock any doubt on the head that a potential buyer may have.

Always ask yourself, when the time comes to sell – “will my home stack up, when the time comes for a buyer to get a building inspector in?”
