My complex doesn’t have an active Body Corporate, why would I need Strata Management?
Each unit complex has a Body Corporate. It’s a matter of whether your Body Corporate is being compliant with its obligations or non-compliant under the Strata Titles Act (1998). A Strata Manager assist owners to ensure their Body Corporate is functioning correctly, complies with legislation, and reduces risk to owners.
How can I tell if my complex has Common Property?
All strata complexes have Common Property. This always includes the service infrastructure to the complex, and commonly includes shared driveways and garden spaces.
Where can I view a copy of my Strata Plan to see what is Common Property and what is private property?
If you don’t have one from when you purchased your Unit, you can make an enquiry with the Land Titles Office to obtain one. There is a small cost associated with getting a copy.
I just purchased my Unit, why does this apply to me?
When you purchase a Unit in a complex, you also become an owner in the common property as well– all the owners do. You all share the responsibility of maintaining that common property and meeting the collective obligations under the Act. That’s community living.
If we engage professional management for our Body Corporate – who makes the decisions for our complex?
The owners do. Owners decide on a budget for their strata, how much their levies are and what projects are undertaken. A Strata Manager assists owners to carry out or implement the decisions that owners make as a group.
